Insurance Valuation API

This section provides insurance-related values for buildings based on structural characteristics and standard valuation models. These values are part of the building approximation and are only included upon special request.

The insurance values are calculated according to multiple reference metrics, including gross floor area, enclosed building volume, and living area (based on selectable definitions). The results include both raw and regionally adjusted values.

Important: The Approximation API itself does not apply any regionalization. If regionalized insurance values are required, please use the Building-Prefill API, which integrates regional cost indices for more accurate and location-specific results.

Key insurance attributes include:

  • values_as_medium: Weighted average across different valuation models and building dimensions
  • values_with_bgf: Values calculated based on gross floor area (Bruttogrundfläche, NHK 2010)
  • values_with_enclosed_volume: Values based on enclosed volume (e.g., for valuation under DIN 277)
  • values_with_living_area: Values calculated using the selected type of living area (defined by used_living_area_type)

Each of the above contains:

  • wert1914 and wert2010: Insured building values based on standardized base years (1914 and 2010)
  • regionalized_wert1914 and regionalized_wert2010: Same values adjusted for regional building cost indices
  • insurance_value_at_determination_date: Estimated current insurance value at the time of determination
  • regionalized_insurance_value_at_determination_date: Regionally adjusted current insurance value

Additional attribute:

  • used_living_area_type: Indicates which definition of living area was used ("din277", "wflv", "vds772", or "manual")
