Market Value API

The following attributes provide an approximation of the building’s market value, based on available structural and usage data, calculated using the asset value method.

Key market value attributes:

  • asset_value: Final building asset value after market adjustment in the asset valuation method, aka 'Sachwert'.
  • asset_value_provisional: Provisional building asset value before applying the market adjustment factor in the asset valuation method, aka 'vorläufiger Sachwert'.
  • asset_value_provisional_structures_and_outdoor_facilities: Provisional asset value of structures and outdoor facilities included in the asset valuation method, aka 'vorläufiger Sachwert für Gebäude und Außenanlagen'.
  • land_value: Monetary value of the pure land area without taking the building into account, aka 'Bodenwert'.
  • regionalized_insurance_value_at_determination_date: Regionalized replacement or reconstruction cost at the valuation date per NHK used as the cost base, aka 'regionalisierte Normalherstellungskosten zum Wertermittlungsstichtag'.
  • market_adjustment_factor: Factor that corrects the buildings pure asset value to the market situation, aka 'Marktanpassungsfaktor'.
  • market_adjustment_factor_source: Source of the market adjustment factor.
  • useful_life: Results describing the useful life of the building.
  • age_assumed: Effective age of the building in years used to calculate residual useful life. In the case of a major renovation, the assumed age is the difference between the current date and the year in which the renovations were completed. Otherwise, it is the building's actual age.
  • age_related_depreciation_factor: This factor represents the loss of value of a building caused by wear and tear. It is calculated as the ratio of the residual useful life to the total useful life (considering renovations) and is also known as the 'Alterswertminderungsfaktor'.
  • useful_life_without_renovations: Number of years the ImmoWertV assumes a building to be usable for its intended purpose, starting from the year of construction and not considering renovations, aka 'Gesamtnutzungsdauer ohne Modernisierungen'.
  • useful_life_with_renovations: Number of years the ImmoWertV assumes a building to be usable for its intended purpose, starting from the year of construction and considering renovations that increase total useful life, aka 'Gesamtnutzungsdauer mit Modernisierungen'.
  • useful_life_residual: Number of years a building is assumed to be usable for its intended purpose, starting from the evaluation date and not accounting for future renovations, aka 'Restnutzungsdauer (RND)'.
  • renovation_points: This score describes the building's current maintenance status, which affects its useful life and depreciation, aka 'Modernisierungspunkte'.

Note: These values are calculated based on approximated structural data and generalized assumptions. They are intended for early-stage assessments.
